Brokers Welcome

All buyers must qualify or provide a cross-qualification with the builder’s preferred lender Wells Fargo.

Payment of Broker Co-Op requires Broker or Agent to accompany and Register Buyer on the First visit.
Broker Co-Op is 2.5% upon successful close of escrow on base price only

Brokers or Agents to request, complete and submit a Reservation Form/Agency Disclosure with interested buyers.
Initial Deposit 3% of the Sales Price to hold the reservation once approved by the builder.

If the offer is accepted by the builder, then the builder’s contract will be generated and sent out to the buyers.

Escrow and Title is with First American Title New Home Division
Home Warranty provided by the Builder at close of Escrow – see listing broker for details

If you are serious about becoming a homeowner, getting pre-qualified and joining the Priority List will put you one step close to Homeownership.

Priority is given to those preapproved with Brad Sandstrom at the builder division of Wells Fargo.

1. Schedule Your Appointment

Choose to meet one-on-one at our new home site or via a virtual appointment.

2. Get Pre-Qualified

If you haven’t already done so, be sure to complete your pre-qualification application with our affiliated mortgage company, Wells Fargo.

3. Reserve Your Home

If you love the home and community, be ready to e-sign the Purchase Agreement and pay your Earnest Money Deposit by wire transfer or check to Escrow.

How much of a deposit is required for a reservation?

3.0% of the Sales Price. Please see sales rep for details.

Is the initial deposit refundable?

Yes, prior to going into contract.

Is the price negotiable?

No, there are typically other Builder or Lender incentives.

What upgrades are possible prior to completion?

Prior to cut out dates the builder has a design center that typically allows upgrading counters, backsplashes, and flooring.

Can I use my lender?

Yes, however the builder always requires a buyer’s pre-qual with the builder’s lending partner.

Can I use my Buyer's Agent?

Yes, but the agent must attend the first visit in order for them to earn the buyer’s broker co-op.
